Northgate Ranch is a 944-acre custom-home community roughly two miles north of SH-29 off CR 214, spread along the North San Gabriel River with rolling hills, mature trees, and a creek cutting through the property. It opened in 2019 with Drees, Giddens Homes, Hill Country Artisan Homes, and Monticello building in the neighborhood — homes from about 2,500 to 5,000-plus square feet, all on one-acre homesites in Liberty Hill ISD.
An acre changes the whole conversation. Instead of fitting an outdoor room into a fifteen-foot setback, we get to place it — siting a pergola or pavilion where the afternoon shade and the view line up, running a paver path out to a detached fire feature, laying a lighting plan across a yard that doesn't end at a fence eight steps from the back door. The constraint stops being space and starts being design.
It also means real Hill Country ground to work with and against: rolling grade, live oaks worth building around, thin soil over limestone, and land that drains toward the creek and the river. Footings and post holes get cut through rock, long lots need runoff carried away from the house on purpose, and a retaining wall or a set of terraces is often what turns a slope into the level space you pictured.
